321 Davenport Condos is a 8-storey, boutique condominium development. Located on the west side of the Davenport Road between Dupont Street and Bedford Road, the site is currently occupied by a 2-storey building—flanked by surface parking—featuring a number of commercial tenants.

The proposal calls for a Giannone Petricone Associates-designed structure that responds to the alignment of Davenport Road with a northeast facade that would take on a gently curving concave shape. At ground level, the pedestrian realm would be sheltered by 0.6-metre cantilever, with the following six storeys rising flush above. Levels 2 through 8 will house residential units, including three 2-level units on levels 7 and 8, with the 8th floor also to include an east-facing sky lobby. Above, the roof will house the building’s mechanical penthouse, as well as private rooftop terraces for the two-storey units below, and rooftop access stair enclosures.

Residents of the development would have access to 55 square metres of indoor amenity space in the form of a fitness centre, housed within a portion of the single below-grade level. While the building won’t offer any dedicated outdoor common spaces, it will feature exterior landscaping by Schollen & Company, and each unit will include either a balcony or a terrace, giving all residents a private outdoor space.

321 Davenport would be served by a 2-level parking garage occupying a portion of the ground floor and one below grade level, including 30 resident parking spaces and one visitor parking space. To maximize efficiency, the garage will utilize triple parking stackers capable of holding three cars stacked atop each other. A separate accessible double stacker will hold two visitor spaces. The below-grade portion of the garage will also house 24 bicycle parking spaces, with an additional three spots at street level.
