The Cardiff Condos the main 11-storey building would have frontages on both Eglinton and Cardiff, with the structure built out to the property line along Eglinton, excluding recessed retail entrances.  The south facade would bring a notable contribution to the streetwall along Eglinton Avenue East, with two distinct volumes adding some variety to the massing. The east wall of the mid-rise would be a windowless “party wall” up until the seventh floor, with the building then stepping back on the 8th through 11th floors. The townhouse block will feature ground and 2nd floors set back 2.5 metres from the west property line and 8 metres from the Cardiff Rd curb edge. The space in between the property line and the curb edge would feature soft landscaping by MBTW Group including 2 street trees. The stacked towns will be set back approximately 0.5 metres from the north property line, while the north facade of the stacked townhouse block will be a windowless “party wall” facing the building to the north at 9 Cardiff. The building will be set back 10.8 metres from the eastern property line, with the space between to be used as private backyards for townhome residents and the common outdoor amenity space mentioned earlier.
