The 7-storey, Onespace Unlimited-designed condominium development responds to the shape of the site—essentially a parallelogram created by Kingston Road’s diagonal variance from the typical Toronto gird—with a polygonal form with a rounded southwest corner that creates a flatiron effect. The main volume rises four storeys along Kingston Road on the south and Cornell Avenue on the west, and features a gradual reduction in massing on each of the subsequent floors, creating terraces on the 5th, 6th, and 7th floors.
Upper Beach Club’s 41 condo units will come in a mix of layouts, with 1 bachelor, 10 one-bedroom, and 30 two-bedroom units. Eight of these suites will feature private ground level entrances, while the remaining 33 units would include either private balconies or terraces. Residents would be served by a mix of 107 square metres of indoor and 150 square metres of outdoor amenity space. Amenities will include a fitness facility and an outdoor yoga terrace offering views over the surrounding neighbourhood, and across the green of the Hunt Club to Lake Ontario.
A two-level below-grade parking garage would contain 45 vehicle parking spaces and 28 bicycle spaces, with an additional three visitor bicycle parking spaces located at grade. While the development would exceed a 1:1 ratio of residential units to parking spaces, the site is also served by the TTC’s #12 Kingston Road route, which connects to the Bloor-Danforth subway line and the Scarborough LRT via nearby Kennedy and Victoria Park Stations.
The proposal falls on a section of Kingston Road designated as an “Avenue” in Toronto’s Official Plan, and adheres to provincial planning policies. The project is of similar massing and nature to other projects in the immediate area, including Infinity Development’s Residences at the Hunt Club, selling a block away at 1350 Kingston Road, and Wilkinson Developments’ Hunt Club Terrace Condos, now under construction at 1340 Kingston Road.
